We work a defined set of Houston zip codes rather than claiming the whole city. 77005 is West University Place, Southside Place and the streets around Rice Village. 77007 is Rice Military, Cottage Grove and the Washington Avenue corridor up to Memorial Park. 77008 is the Heights proper, with Timbergrove, Shady Acres and Lazybrook. Those three are our regular inner-loop area. 77056 and 77057, the Galleria, Tanglewood and Briargrove, we cover when the schedule allows.

Naming them is more useful to you than a map with a fifty-mile circle on it. Our office is on Almeda Rd on the south side, so the loop is a run up 288 and round 610: close, but with Houston traffic in the way, which is why we book these streets in blocks rather than one at a time.

What an older Houston house needs

These are older, denser neighbourhoods. Bungalows in the Heights, townhouses in Rice Military, and a lot of original tile and hardwood in West U. That changes the job: less floor area, more detail, and grout and baseboards that reward a deep clean far more than a big new build does. A bathroom with 1930s tile in it is a different hour's work from one with a fibreglass surround, and the checklist allows for it.

Townhouse living also means a three-storey house with the bedrooms split across floors. Tell us how the bedrooms and bathrooms are split across floors on the quote form and we plan the visit around it.

Parking and access

Tell us on the quote form if parking is tight, the street is permit-only, or the house is in a gated development. It costs nothing to plan for and it is the single most common reason a crew loses twenty minutes at the start of a visit inside the loop.

Just outside 610 to the south-west we also clean Bellaire, which shares a border with West University.
